Initial appointment

The DuProprio representative will come to you and help you accomplish several tasks to get you ready to put your property on the market. During the appointment, he or she will present the four steps of a successful sale and give you all the tools you will need to sell your property.

The representative will:

  • Take HDR photos of your property.
  • Use the images to create a 3D virtual tour*.
  • Present our team’s support services.
  • Teach you how to use the visibility and marketing tools at your disposal.
  • Give you a Seller’s Kit containing useful documents like the Seller’s Guide and various legal documents (e.g. Offer to Purchase and Declaration of the Seller forms).
  • Install your personalized “À vendre” (for sale) sign.


Prepare your property

Your home staging will be a success if it enhances your property, makes the most of the available space and showcases the points of interest while reducing the irritants. The secret is to put yourself in a potential buyer’s shoes and consider what would charm them and what would turn them off.


Indoors

1. Repair and refresh

Fix the leaky faucet or the door that doesn’t quite close and apply a coat of paint where needed.

2. Reduce

Get rid of as many knick-knacks, framed photos and personal items as possible. Clear the kitchen and bathroom counters. Remove calendars from walls and notes from de fridge.

3. Put things away and get cleaning

Time for a big clean up!


Make sure all your lights are working and turned on.

  • Replace any burnt-out light bulbs.
  • Open the curtains and blinds to let in as much natural light as possible.


Outdoors

4. Landscape maintenance

In summer, mow the lawn, trim the hedges, weed the flower beds, plant flowers and remove anything cluttering up the lot.

In winter, be sure to clear snow from the entrance, steps and porch. If possible, don't put a car shelter, as they detract from the property's appeal.

5. Clear the entrance

Put garbage, recycling and composting bins somewhere that doesn’t need to be photographed. Park vehicles on the street to keep the front of your property clear. Make sure the front door is welcoming.


Prepare your ad

If you want, you can get your listing online faster by starting to enter your property’s characteristics and writing the description in My DuProprio  .

You do not need to set your asking price right away. Our representative will give you a detailed presentation of the tools that will help you determine your property’s fair market value. We will give you access to the tool included in your package after the in-home appointment, once you have completed your listing.


FAQ

Do I need to reschedule the appointment if the weather is not favourable?

HDR technology produces great photos, both indoors and outdoors, even if the sky is overcast. If you want to show outdoor photos taken on a sunny day, feel free to take some yourself and add them to your listing later on.

When will the 3D virtual tour of my property be available?

The 3D virtual tour will be transferred to your file 48 to 72 hours after the initial appointment. You can access it by previewing your listing.


When will I be able to see the photos of my property?

The HDR photos will be uploaded during the appointment. So you will be able to view them with your representative before he or she leaves. The photos will then be placed in your file.

Will the representative provide the tools to help set the asking price? 

No. Whether your package includes the Directory of sold properties in your area or the Appraiser+ service, you can order them through your My DuProprio profile once the representative has visited and after you complete your listing. The processing time is two business days.*

Will my property officially be on the market after the representative leaves? 

You are the one who decides when to post your listing on our website. It will not take much time if you entered your property’s characteristics and wrote the description before the initial appointment. To complete and post your listing, all that will be left to do is to select the photos you want to include and consult your appraisal assistance tool to set your asking price.


Initial appointment cancellation policy 

If ever you need to cancel or reschedule, please notify us at the latest by noon on the day before the appointment by calling us at 1 866 387-7677. After this deadline, you will be charged a $129,95 cancellation fee.
