Appraiser+ is one of DuProprio's appraisal assistance tools. It's designed to help you determine the market value of your property and set a fair and competitive asking price. The service is available with our Gold package1, the most comprehensive package. It includes real estate data collection and a call with the appraiser who prepared this collection.

What is a real estate data collection ?   

The DuProprio Appraiser+ real estate data collection service2 is a non-automated analysis of the real estate market in your neighbourhood. It is prepared by our team of professional appraisers and appraisal technicians from across Quebec3

The collected data includes :  

  • 3 to 10 information sheets of properties similar to yours 
  • A map to help you locate the selected properties
  • A chart comparing the properties 
  • A suggested price range

This document can help you determine your property's market value. The suggested price range is a starting point to get you thinking about what your asking price should be, based on your personal situation and sales strategy.    

How is the real estate data collected ?  

 
The appraiser starts by analyzing the information you entered in the Appraiser+ section of your My DuProprio account. Make sure you complete this section diligently to benefit from a more accurate and representative analysis.

Then, based on this information, the appraiser selects a series of recently sold properties in your area with similar features. They look at the location, property type, living area and land size. They also take into consideration any renovations carried out, if there's a garage and any other relevant features. Note that these properties come from both DuProprio's inventory and the land register, which means they may have been sold by a real estate broker.

Once the properties have been selected, the appraiser makes value adjustments to reflect the particularities of each one and allow for a fair comparison. The analysis also factors in real estate market fluctuations and trends. 

Then, the DuProprio appraiser produces a portrait of the current competition on the market by looking at comparable properties for sale in your area. Based on this data, the appraiser will recommend a personalized and unique price range within which your property will likely be sold.

How to interpret the suggested price range ?  

The price range helps you identify the most likely selling price for your property at the time of the real estate data collection. It gives you leeway to decide how aggressively you want to price your property, depending on your personal situation. The asking price, therefore, depends on several factors, such as your preferred sales strategy, comfort level with the price range and the type of real estate market the property is in.

Important : Although Appraiser+ is based on factual data, real estate appraising isn't an exact science. Certain factors that are unknown by the appraiser can have a positive or negative impact on the property's value, such as a problem detected during the buyer's inspection. It is, therefore, only possible to know the exact selling price once all the conditions of an eventual accepted purchase offer have been fulfilled.

 

Order your real estate data collection

 

  1. Enter your property information in your  Seller Space , in the real estate form. 
    The listing must include the photos of your property and all of the following information :    

    - Address of the property for sale 
    - Type of property 
    - Living area 
    - Land size (dimensions are not required) 
    - Year of construction   

    If your are selling a condo, you must also indicate the following :   

    - Number of indorr and outdoor parking spaces 
    - Floor on which the unit is located   
     
  2. In the Appraiser+ section, available from the main page or the My Price section, click on Order your real estate data collection.
     
  3. Complete the other relevant information. These elements are details that the appraiser should consider for the analysis. Click the Submit button to finalize your request.

Once you've received and reviewed your real estate data collection, the Appraiser+ service lets you speak with the DuProprio appraiser who prepared the analysis.

Was this document automatically generated? 

No. An appraiser analyzed your file, and the properties in this document were selected specifically because they have features similar to yours. 

 
 

Why don't the comparable properties selected look similar to mine?

No two properties are identical. The appraiser made adjustments during the analysis to reflect the differences between these properties and yours—for example, the year of construction and whether it has a garage or a pool.  

 
 

Why do some sales date back several months or even years? 

Ideally, we select properties sold within 6 months of the analysis date. If few comparable properties were sold in your area during that period, we look at data from the previous 12 months. In both cases, we index sales prices over time based on market trends. 

 
 

Have my renovations been taken into account?

Yes. The most common renovations taken into account in the assessment are the roof, windows, floors, kitchen and bathroom. The suggested price range also takes into account the general condition of the property. 

 
 

A property recently sold in my neighbourhood doesn't appear in the document. Why?

It's possible that a recently sold property won't appear in your document. If a real estate broker handles the sale, we can only access to the sale information once the transaction is notarized. For properties sold with the help of DuProprio, the client must notify us of the sale before we can use it. 

 
 

The analysis document doesn't mention any properties sold through a real estate broker (or DuProprio). Why?

The properties included in the document come from the DuProprio database and from sales registered with the land register, which includes properties sold with a broker or by mutual agreement (without an agent). You'll find information on their origin above the information sheets and in the table. Some sectors may not have data from one of the sales platforms for the analysis period. 

 
 

What selling points should I mention to buyers interested in my property?

Focus on the unique features of your property compared to the competition, such as its attractive location, proximity to public transportation and stores, high ceilings, recent renovations, private backyard and larger garage. 

 
 

My asking price covers certain inclusions. Has this been considered in the price range?

No. Appliances, furniture (except built-ins), light fixtures and curtains are not taken into consideration when determining the suggested price range, as these items can be easily removed. Therefore, they are not included in our calculations. 

 
 

What's the difference between the municipal assessment and the market value assessment of my property?

You cannot rely solely on the municipal assessment. Municipal appraisers conduct a "mass assessment" of all the properties in a given area to determine an approximate value. Therefore, this type of assessment doesn't consider certain property-specific attributes. The municipal evaluation is established for a 3-year period and doesn't track real estate market fluctuations either. 

On the other hand, market value assessments consider current real estate market conditions (supply and demand) and take into account a property's attributes, such as renovations, location, land or whether the basement is finished. This assessment is, therefore, far more reliable and provides a clearer indication of a property's market value.
